We’re looking for a talented, professional buyer’s agent to join our expanding team of real estate professionals. You will be responsible for consulting with and guiding our clients through the entire home buying process. From contacting pre-qualified leads to showing homes to the negotiation process and final sale, you will be the buyer’s point of contact, and ensure they have a positive experience. If this sounds like you, start your application today!Responsibilities:Act as the intermediary between the client and the listing agent to ensure a smooth real estate transactionArrange showings, show homes, and participate in open houses for prospective buyersHelp clients through the home buying process including budgeting and mortgage optionsManage facilitation of required documentation for purposes of legal property transactions and ensure a smooth closeProvide potential home buyers with pertinent information about their local housing marketClient Consultation: Meet with potential buyers to understand their needs, preferences, and budget constraintsProperty Search: Conduct thorough property searches to identify homes that match the client's criteria, utilizing MLS listings and other resourcesProperty Showings: Arrange and conduct property viewings, providing detailed information about each property's features and valueMarket Analysis: Analyze local real estate market trends, pricing, and inventory to provide clients with insights and guidanceOffer Preparation: Assist clients in preparing competitive purchase offers, considering factors like market conditions and property valueNegotiation: Negotiate on behalf of clients to secure favorable terms and conditions, including price, contingencies, and closing timelinesDue Diligence: Guide buyers through the due diligence process, coordinating inspections, appraisals, and financing arrangementsLegal Compliance: Ensure all transactions adhere to relevant real estate laws, regulations, and contractual obligationsDocumentation: Manage and maintain accurate records and documentation for each transaction, including contracts and addendaClient Communication: Maintain regular and transparent communication with clients, keeping them informed about the progress of their purchaseFinancial Guidance: Connect buyers with mortgage professionals and provide guidance on securing financing and mortgage pre-approvalMarket Expertise: Stay updated on market conditions, local neighborhoods, and emerging real estate trends to provide expert adviceCustomer Service: Provide exceptional customer service, addressing client questions, concerns, and requests promptlyNetworking: Cultivate relationships with other real estate professionals, such as lenders, inspectors, and attorneys, to facilitate smooth transactionsGoal Achievement: Set and track sales goals, aiming to meet or exceed targets within specified timeframesQualifications:Must have a valid U.S. driver’s license and can travel by car1+ years of buyer’s agent or relevant real estate experienceAn established track record of successful real estate salesLicensing: Must hold a valid real estate license issued by the Real Estate Council of Alberta (RECA)Market Knowledge: Demonstrated understanding of Alberta's real estate market trends, property values, and local regulationsNegotiation Skills: Proven ability to negotiate favorable deals and contracts for clientsClient-Centric: A commitment to providing exceptional customer service and meeting client needsEthical Standards: Adherence to the highest ethical standards and compliance with industry regulationsCommunication: Strong communication and interpersonal skills to effectively interact with clients and industry professionalsContinuing Education: Willingness to engage in ongoing professional development and education to stay current in the fieldThese qualifications are essential for success as a real estate agent in Alberta, ensuring both legal compliance and client satisfaction.About Company:Welcome to The Bagga Team with Royal LePage Magna.
