Title: FM Operations Manager
Team: Parks
Who Does This Role Report Into? Park Manager
Purpose and Scope
The purpose of this role is the leadership of the operations for all service teams within the Site and to deliver a world class service to both occupiers and clients. To effectively maintain all property management and facilities management functions within the site - much of the below will need to be accomplished working with the Park lead and site team.
Skills (People & Technical)
- The role will involve management and control of contracts (in conjunction with central support) and review of operations to ensure both best practice and a commercial approach are taken.
- A key focus on the parks ESG pathway and Net zero is essential to ensure site reaches its targets, input in projects and reactive works on site to ensure efficiencies, cost saving and carbon goals are achieved
- Control of all elements of health and safety for the site, basic elements of CDM and small project management. (support from the central Building Consultancy and Technical services Team will be available) The issue and monitoring of permits for all high risk works.
- Operationally accountable and first responder for escalations and liaison for building services.
- Work with sites team to mentor and develop skills and knowledge in Hard FM disciplines to enable contingency and cover in the event of leave / absence.
- The Operations Manager will be based in and be directly responsible for the FM services, compliance reporting and assisting with budgeting and data integrity at the Site, managing all, maintenance and services and ensuring they are correctly maintained. A Focus expenditure and current legislation is essential.
- The Operations Manager will be responsible for the authorisation of all works, budgets and supplier attendance. They will ensure the operational elements of the contract and the requirements of the client are adhered to.
- Monitors budget performance at high level across the Science Park.
- Seeks to improve and enhance the delivery of client service. Supporting and identifying change and controls and enhances change management, represents MAPP and clients values.
- Fulfil the compliance and policy requirements in accordance with MAPP policies and procedures and the relevant legislative framework
