Full Time – Permanent – 37 hours per week – Ideally located within 1 hour of Peterborough

We have a fantastic opportunity to join our growing team as a New Build Project Manager at Cross Keys Homes! This type of role does not come up very often and we are excited for someone new to join our brilliant and friendly team to help deliver on our agreed business development objectives.

We are looking for someone to effectively project manage a wide range of new build projects from pre-construction stage through to practical completion within CKH’s defined geographical area of operation.

The ideal candidate will be able to hit the ground running and have excellent project and line management skills, be able to build and maintain effective working relationships with internal and external stakeholders as well as having knowledge about both Section 106 and land led schemes.

To be successful in this role the incumbent will need to have project management experience in a construction related background and possess a degree (or equivalent) qualification in a relevant construction related discipline or qualified by experience. A Full UK Driving Licence, CSCS card (minimum – Visitor Level) and an Enhanced DBS check is required for this post.

This role is based at our Peterborough Head Office, with some home-based working. There also is an occasional requirement to work outside of office hours.

We are looking for someone

  • To lead the development process in the successful delivery of S.106 / Land Led / JV new build housing schemes from build pre-contract stage through to completion, occupation, up to and including End of Defects (EoD) stage.

  • To continue to assess and maintain financial viability and risks within development projects, updating cash flow (within Sequel) on a monthly basis.

  • To be responsible for ensuring that comprehensive electronic records on all projects including maintaining Homes England’s IMS (Investment Management System) as required on an ongoing basis for projects, ensuring information is accurate and provided in a timely manner to ensure grant and/or other approvals are secured on time.

  • To monitor the expenditure of capital allocated for each project. To report and seek approval for any project budget variances in line with established governance criteria. To check payments for arithmetical compliance, and alignment with the Employers Agent’s valuations for manager/Director of development to authorise payment.

  • To be accountable for compiling and completing all the necessary information required charging in line with procedural requirements in a timely manner to ensure that projects are chargeable on completion and that CKH is compliant.

  • To monitor and manage the fees for consultants employed on each project.

  • To be responsible for providing updates and writing reports for Client Consultation Group (CCG), Growth Board, Development Committee, Directors’ Team, and CKH Board as required.

  • To assess and mitigate key project risks throughout the lifecycle of the project. To identify and communicate any other risks occurring during the construction phase.

  • To liaise and provide advice on the appropriate procurement method(s) prior to contract, in conjunction with the New Business Development Team and the Employer’s Agent (EA) team.

  • To liaise closely with all internal stakeholders/client departments to ensure projects are delivered in line with approved time and budget constraints.

  • To manage the handover process of new homes to ensure a smooth transition into housing management / shared ownership sale ensuring that full and appropriate handover packs are prepared, including all statutory certification

  • To contribute towards continuous improvement initiatives, provide feedback, identify and implement improvements in policies, processes and procedures as required including the customer journey.

  • To support the process of stock rationalisation as this may be required by other CKH services.

Essential Requirements

  • Full UK driving license with access to a suitably insured vehicle.

  • Detailed knowledge of the development/planning process and demonstrable experience in the delivery of quality affordable homes.

  • Detailed construction fabric knowledge, including an understanding of modern methods of construction.

  • Experience in financial modelling/risk analysis in relation to housing development.

  • Extensive project management experience gained in managing housing development schemes/programmes.

  • Experience of working with Local Authorities, grant funding bodies, and other key external stakeholders.

  • Good working knowledge of Homes England development standards.

  • Experienced user of Microsoft Office or equivalent IT systems (Outlook, Word, Excel).

  • Excellent communication and influencing skills.

  • Ability to build and maintain effective working relations both internally and externally.

  • Critical attention to detail in the delivery of development projects.

  • Ability to promote equality and diversity for tenants. Staff and other key stakeholders through the development process.

  • Ability to work and liaise across internal functional boundaries to maintain excellent delivery standards.

  • The ability to work on own initiative, and/or as part of a team.

  • Ability to understand and interpret data.

  • Ability to ensure data quality is maintained.

  • Previous experience of using Proval and Sequel Systems.
